The honest overview
What Vacationing in Tulum Is Really Like
Tulum resorts come in three very different flavors: barefoot boutique hotels and villas on a jungle beach road, a real town with a planned district growing between it and the sand, and big all-inclusives that say Tulum on the sign but actually sit fifteen to thirty minutes up the highway. All three can be a great vacation. They are just three different vacations, and most booking regrets here come from mixing them up.
I have been coming to this coast since 1997, and since 2011 it has been my job: I book around 350 travelers a year to the Mexican Caribbean, across every kind of property Tulum has, the beach-road boutiques, the villas, the town hotels, and the corridor all-inclusives alike. That is the only reason this page is useful. The picks and warnings below are not a short list a hotel paid to be on, they are what I tell my own clients after hearing how the trips went.
In Tulum the property matters less than which Tulum it sits in. The beach road gives you the postcard, the town gives you value and real life, and the corridor up the highway gives you the full-scale resort Tulum proper never built. Tell me your dates, who is traveling, and which of those pictures you are imagining, and I will point you at the right few.
One more thing, since people ask: working with me does not add to what you pay. A Tulum travel agent is paid by the resorts and hotels, not by travelers, so you get someone who knows exactly which "Tulum" is actually in Tulum without paying extra for the help. What you are really getting is the match: the right property, in the right Tulum, for your week.
